Under Polish law only the person having the title of the property valuer can provide the evaluation of the real estate. The opinion is being drawn up in the form of the appraisal report called OPERAT SZACUNKOWY. Reports and others opinions in AiM PROPERTY are performed exclusively by people having appropriate professional entitlements.
There are people having Polish entitlements of the property valuer, but also the Royal Institution of Chartered Surveyors (RICS) members recognised in Great Britain and who are holding the title of „ Recognised European Valuer ” sent by the TEGoVA European Group, in AiM PROPERTY team.
We perform studies based on Polish valuation standards – Universal Domestic Valuation Rules (PKZW) given by Polish Federation of Valuers’ Associations, as well as based on International Standards (IVSC) and European Standards (EVS). EVS new standards – 2009 edition - it is possible to download free of charge from the www.tegova.org webside or to order in the paper version.
As part of the widely understood market of the real estate we are drawing up studies concerning different types of the real estate, as well as different aims of the evaluation:
Types of properties constituting the object of the evaluation:
- developed and undeveloped,
- residential, commercial (office blocks, magazines, logistic centers, others),
- agricultural and forest,
- special properties (petrol stations, hotels, hospitals, others).
Purposes of valuation, for which we determine the value:
- lending/loans/banks,
- the exchange,
- the sale or the negotiation,
- contribution (aport) input,
- the update of fees for the perpetual usufruct,
- transformations,
- accounting,
- calculating payments and setting compensations in the relation to the change of the plan of developing,
- for calculating legal payments,
- for determining inheritance and donation taxes.
AiM PROPERTY studies are being drawn up for various institutions, among others for banks, courts, revenue offices, municipal offices and the commune, for business entities and individuals.
Apart from standard studies we are also drawing expert opinions up as for individual needs of the investor (worth and investment, special assumptions), evaluations of real estate ranked among investment in understanding accounting regulations and evaluations of the real estate as fixed assets of an economic entities in understanding the Accounting Act.
AiM PROPERTY studies as a default are performed in Polish. They can be drawn up in the English or translated into an any foreign language as needed. Studies are matching both with Polish as well as with international standards and others (IVSC, TEGoVA, RICS).
We also perform evaluations of enterprises and intangible assets and legal and evaluations for the purposes of compensations and expropriating.
